Say how the project fits your plans for the home
Describe whether you expect to live with the pool, are preparing for a possible sale or have not decided. Avoid treating a hoped-for sale premium as the reason for every feature if your main purpose is personal use.
For example, a spa arrangement you would use regularly may be worthwhile to you without evidence that another buyer would pay the same amount for it. If selling soon is the primary goal, pause before adding choices justified only by your own preferences.
Give personal choices a personal justification
List the design features that support how you intend to use the water and yard. Compare them with the space and resources they require. Keep the enjoyment decision separate from any claim of financial recovery.
For example, choosing between more swimming area and more surrounding seating is an owner-use tradeoff. You can explain that choice through your priorities without attaching a universal resale percentage or assuming the latest visual trend suits every household.
Use property-specific evidence for a sale expectation
If resale is central, seek an independent assessment of the whole property and the proposed change. Fannie Mae’s appraisal guidance calls for comparable physical and legal characteristics and relevant market analysis. It is an example of how appraisal evidence is evaluated, not a guaranteed premium for a pool in Glendale.
Ask how the opinion separates the pool from differences in the house, lot, condition and location. An appealing listing or another property’s high price does not establish the contribution of your proposed design. A percentage in a general article is not a substitute for that analysis.
Compare alternatives before committing to the larger project
For an existing pool, consider a defined renewal or remodel alongside a larger design change where appropriate. Record what each alternative would retain, change and cost, including separately arranged work. This comparison is about the proposal you can obtain for the actual property, not a generic construction price range.
For example, changing the finish and tile may address your appearance goal without answering an unresolved equipment or layout concern. Keep those concerns visible rather than assume a visual update solves them or guarantees a better sale outcome.
Choose with the two reasons still separate
Record which parts of the selected project are justified by your own use and which rely on an independent sale expectation. If that expectation remains uncertain, acknowledge it in the decision rather than convert it into a promise of recovered cost.
CPR Pools can discuss the construction or remodeling scope; that estimate is not an appraisal or a guarantee of rent, occupancy, value, safety or easy care. Keep future ownership responsibilities and any financing decisions separate from the visual design choice.
- Would I still choose this feature without a resale premium?
- What evidence supports the sale expectation for this property?
- Have I compared a defined smaller option with the larger proposal?
